Massachusetts General Law establishes the date of assessment in the Commonwealth as January 1 in the year preceding the fiscal year. Fiscal year 2026 real and personal property values were determined as of January 1, 2025. Assessed values reflect "full and fair cash value" or, the price a willing buyer and a willing seller would settle upon in an open market transaction. In MA real property assessments are retrospective and based on arms-length transactions that occurred in the prior calendar year.
